Nad Al Sheba is well-known for comprising the Meydan Racecourse, the location for the reputed Dubai World Cup. This district has experienced a great deal of activity since Nakheel announced plans for Nad Al Sheba Villas, a residential complex near Meydan and Mohammed Bin Rashid City. Residential apartments have already been leased after the project’s completion in 2019. The area around the neighborhood consists of four clusters of villas and apartments. There are several leisure facilities in Nad Al Sheba 1, including Meydan Racecourse, Meydan Hotel, and Meydan Pavilion.
It is not entirely a residential area, and it may become somewhat noisy and congested, particularly during the Dubai World Cup. In addition, the majority of the units are still under construction but will be ready soon. As soon as the project is completed, prices are certain to rise.
Nad Al Sheba is a developed neighborhood on Dubai’s eastern outskirts, close to the emirate of Sharjah. Nakheel has a few future developments in Nad Al Sheba 3 and multiple developers have projects in Nad Al Sheba 1. Nad Al Sheba 1 is near Al Quoz and the new Meydan City district. Ras Al Khor and International City are both adjacent to Nad Al Sheba 2 and 3. Above Dubai, Silicon Oasis, and Academic City is Nad Al Sheba 4. Meydan South will be accessible from Nad Al Sheba 4 whenever it is completed.
Each of the four sub-districts of Nad Al Sheba is beautiful in its own way. In addition to Nad Al Sheba 1, the Meydan community is located here. Several well-known attractions are located in the sub-district, including the Meydan Racecourse, Nad Al Sheba Cycle Track, and Meydan Hotel. This area of town is also home to most of the apartment complexes. It adjoins the Al Quoz 2 community, which is further away from its neighbors.
The neighborhood of Nad Al Sheba 2 has several individual villas. The neighborhood is ideal for families. As a school district, Nad Al Sheba 3 is renowned for its numerous prestigious educational institutions. Nakheel Properties is also developing the Nad Al Sheba Villas in the same area. The mall will also be built alongside the villas by Nakheel.
Nad Al Sheba 4 is also geared toward families, with schools and playgrounds conveniently located near the villas. Meydan South can also be reached easily.
Villas and flats are available for purchase in Nad Al Sheba. Basic amenities are available in almost all residential complexes and individual units. As a result of their family-friendly environment and large covered space, villas are more popular. Except for Nakheel’s elite Nad Al Sheba Villas, most of these are privately built. Duplexes with the living room on the bottom floor can be found here. Under the stairwell, there is more storage. The houses also have separate rooms for the housekeepers and a laundry room. Apartments are plentiful in Nad Al Sheba 1 and Sobha City for individuals who choose to live in them. Buyers can pick from one-bedroom to three-bedroom homes.
Multiple vehicles can be parked in the villas. Parking is also provided for a fee near the racetrack, golf course, and Meydan Hotel.
With easy access to the Dubai-Al Ain Motorway, Mohammed Bin Zayed Road, and Al Khail Road, Nad Al Sheba residents have easy access to Dubai’s busiest roadways. A few bus stops are located on the main road in Nad Al Sheba. From here, residents may get buses 55, 66, and 67. These buses provide access to other parts of the city, such as Dubai Mall and Dragon Mart. The nearest metro station is Rashidiya, which is only a 12-minute drive away.
